Our design team specializes in Architecture and Interior Design. We are experienced with housing, hotel, offices, restaurants, and renovation projects. Occasionally we also do graphic design, web design, and art installations. Basically, we can do anything come to have a chat with us!

Overall flow
1. Initial consultation
Contact us by phone or email to book an initial consultation session. The session can be conducted online or in person, and there is no charge for it. During the session, we will listen to your ideas and preferences and also outline our approach to various projects. If you have any materials such as a list of requirements, site drawings, site photos, or design references, please bring them along so we can review them together. Please feel free to come to have a chat with us.
2. Site visit
Following the initial consultation, we will schedule a site visit. There is no charge for visits to locations within Bangkok. However, if the site is in other cities, the cost will be the actual transportation and accommodation expenses.
3. Design fee
Our design fees typically range from 8-12% of the total construction cost (tax included).
Payment is usually requested in 6 installments:
Concept Proposal: 30,000 - 100,000 THB (fixed)
Start of Schematic Design (SD): 20% of design fees
Start of Design development (DD): 20% of design fees
Start of Construction Drawings (CD):20% of design fees
Start of construction supervision: 20% of design fees
Project completion: 20% of design fees.
* If structural calculations are necessary, an additional structural calculation fee will be required. The amount of the fee will depend on the type of structure, but it is typically around 20% of the design fee.
**For a housing project in Bangkok, Thailand. You can roughly estimate the construction cost to be 20,000 THB/sqm.
***We will charge the Concept Proposal fees after we have delivered the proposal. We will proceed to the next Phase once the Design contract is signed.
4. Design period
As an example, in the case of a private residence, it generally takes about 18 to 30 months from initial consultation to completion. It takes 9-12 months to design. 3 months for quotation and receiving the construction permit and 6-15 months for construction. We can adjust the timeline according to your conditions, but we would like to work as carefully as possible.
